Foreign title, owner and property transaction
Provide the current title or equivalent local record, full property description and ownership share. Distinguish the legal owner from a person who informally contributed to the purchase. Joint ownership, inheritance, company title or restricted land can change who may grant authority. Resolve that position before asking a representative to act for the whole property.
State whether the purpose is sale, purchase, leasing, routine management, mortgage or another transaction. Access to records and maintenance decisions are different from disposal or borrowing. A document prepared for one purpose should not automatically include every property power. Obtain local advice on the required scope and any act that needs special wording or approval.
Fees and cost components
Professional work, authority fees and third-party charges should be identified separately in the written quote.
Property and cross-border review
Scope depends on ownership, purpose and destination. Distinguish POA preparation from conveyancing, local title investigation and transaction negotiation.
Certification and document chain
Notarial, authentication, translation and consular costs depend on actual requirements. Confirm the path before commissioning each stage.
Foreign transaction expenses
Registry, tax, lender, local professional and delivery charges are separate. A UAE document fee is not the complete cost of a foreign property sale or purchase.
Documents and information to prepare
The receiving authority and adviser confirm the final requirements for your matter.
Foreign title and ownership evidence
Prepare the current local title, property identifiers and ownership percentages. Identify company ownership, inherited interests, restrictions or disputed contributions.
Identity and capacity records
Provide owner and representative identification and any corporate or estate authority. Resolve names and local transliteration differences.
Transaction and approval instructions
Supply the proposed sale, purchase or lease terms, financing and payment plan. Identify material decisions reserved to the principal and potential conflicts.
Destination checklist
Obtain the land authority’s accepted format, language, signing, authentication and registration requirements. Confirm the document route with local advice before execution.
Price, proceeds, deposits and conflicts
For a sale or purchase, agree the counterparty where known, price or approval method and the material contract terms. Decide whether the representative can negotiate, amend or waive conditions. A closing appointment for an agreed contract should not silently authorise an entirely different bargain. The principal needs a clear view of what can be committed in their name.
Consider deposits, consideration, receipts and the destination of funds. Land transfers can also involve lender settlement, taxes and fees. Specify the intended practical approval and accounting process with advice on its legal effect. If the representative is a buyer, co-owner or other interested person, assess conflicts and appropriate authority deliberately.
Local registry, lender and eligibility requirements
Ask the land registry, notary, conveyancer or other competent local professional for the accepted form, language and evidence. The destination may require witnesses, consular formalities, registration of the POA or physical originals. Do not assume that a document accepted by a bank in the same country meets the property transfer process.
Check underlying transfer eligibility, mortgages, co-owner rights and any spouse or corporate approval required under local law. The power cannot supply missing ownership or remove someone else’s rights. If a local draft is supplied, review it for the principal’s instructions before UAE signing and confirm that the chosen UAE notarial route can issue the required document.
UAE formalities and evidence of foreign completion
Follow the suitable UAE signing process, then arrange only the authentication and translation steps required for the actual destination. MoFA’s current service identifies document and destination-dependent routes. DIFC’s notary service also states that acceptance rests with the recipient. Treat both as parts of preparation rather than a guarantee of successful property completion.
Retain the final issued record and evidence of any local registration. At completion, obtain the relevant title or registry output, signed transaction documents and a proceeds or payment account. A POA and purchase or sale contract do not automatically prove title has changed. Review whether the authority should end after the transaction and how the local recipient must be notified.
The detailed process

Review ownership and purpose
Identify the property, owner, intended act and destination process. Resolve capacity and underlying transfer questions with relevant local advice.
- 02
Agree transaction authority
Define negotiation, signature, payment and completion powers, with suitable limits and approval arrangements. Coordinate the POA and transaction documents.
- 03
Issue and authenticate in the UAE
Use the accepted format and appropriate notarial route, then complete required authentication and language steps. Preserve the unaltered final record.
- 04
Present and verify abroad
Complete the local POA and transaction process, check the title result and retain the financial account. Review formal ending and notifications after completion.

Further context for this guide
This is an outbound document-planning guide, not a statement that UAE property rules apply abroad. Foreign title, ownership restrictions, tax and transfer formalities need destination assessment. UAE certification and authentication support the document’s origin, while local law and the receiving institution determine whether it is sufficient for the transaction.
Follow the outbound POA guide for the document chain. If the property is in the UAE and the representative will deal with a UAE land authority, the domestic property POA guide addresses that different recipient and transaction.

Points to check before proceeding
Using UAE transfer assumptions abroad
Property rules are tied to the destination. Confirm local title and formalities rather than apply a domestic checklist universally.
Authorising another owner’s interest
Your POA can only delegate rights you hold or validly represent. Resolve joint or corporate ownership before drafting.
Accepting payment powers without review
Receipt and discharge can affect a large asset value. Define the intended financial process and evidence carefully.
Your questions, answered
Can I sell foreign property without travelling?
That depends on local law and the receiving process. A suitable representative authority may help, but personal requirements, title and transaction approvals must be checked.
Does UAE notarisation transfer the property?
No. It supports formal issuance of the authority document. The destination’s property transfer and registration process remains separate.
Can the same POA cover sale and mortgage?
Those are different consequential powers. Assess each deliberately against the principal’s instructions and local requirements rather than include both automatically.
Do all countries require the same legalisation chain?
No universal chain should be assumed. Confirm the current requirement for the destination, issuer and receiving institution.
Can my agent receive the sale proceeds?
That needs deliberate legal and practical assessment. Set payment destination, approval and accounting arrangements and ensure formal scope is appropriate.
What should I obtain after completion?
The required local title or registry evidence, signed closing documents and payment record. Review whether authority continues and handle formal ending where appropriate.
